Selling Your Realty In Bellingham, WA?
Important Things To Do First
Before selling your realty in Bellingham, there are very important things to do before listing your home "for sale by owner" or
choosing a Realtor.
First, you should get pre-approved for a home loan if you are fixing to buy another. If your financial circumstance has changed since your last purchase, you may want to make sure you will pre-qualify for another loan.
You don't want to end up renting or buying something less desirable than what you really wanted to get into.
So it may be in your best interest to do some research so that you have a good idea how much it will take to buy your next home.
Next, you'll want to call your mortgage lender and see what your payoff amount will be.

Next, you'll want to determine "how much" your home is worth; find out what is the fair market value for your home. You may want to even have your home appraised.
Now you will want to estimate the costs of buying a new home. (Trust me, realty in Bellingham is not cheap!) Calculate the moving expenses, the downpayment, the inspections, a new insurance policy, the same expenses you went through
buying the home
you are selling.
Now you can deduct your mortgage payoff from your home's fair market value and deduct you costs to sell from the remainder to get a close estimate of the proceeds that you will be paid at closing.

Getting Ready To Sell Your Realty In Bellingham
Stage Your Home!
Selling your realty in Bellingham is one thing, getting the most return on your investment (ROI) is another.
Unless you are selling "as is" or as a "fixer-upper" you will want to make all necessary repairs around your home.
After you have the repairs all done, next, you will want to "stage" your home for visitors! People don't like going to a home, those looking for realty in Bellingham, and finding it in shambles! Big turn off!
Here are some great tips I got from watching HGTV you may want to consider before putting your house on display to the public!
Declutter your home! People won't be able to see its true potential if it is full of ugly clutter. If you are selling, then you are moving...might as well get things boxed up that are way too personal to you for the public eye to see. Perhaps, rent a small storage unit to store things for the big move.
Paint your house! You will be surprised how a little bit of paint can give you a bigger ROI for selling your realty. It is the cheapest upgrade that you can do and the easiest! There is nothing better than freshly painted walls in a new home.
Don't hide the fireplace! Spruce it up! They say that fireplaces are the #4 thing that people look for in buying a new home.
Rid of odors! No one will buy your home if it reeks of odors! Smoke smell, pet smell...what possibly could that smell be? A fresh coat of paint (a good primer first) and/or new carpet will bring good returns!
Upgrade old bathrooms! One of the first things I would do as a potential buyer is go to the bathroom and make my decision. I hate the thought of bathing in some else's dirt and grime! If there is mold and mildew, Forget it! I am out of there! These days people are looking for "spa-like" bathrooms. A place where after a long day we can take refuge and be revitalized in our baths. Create some luxury for your buyers.
Kitchens sell homes. If your kitchen has grease all over the appliances and the cubboards are outdated, you problably will have your home on the market for awhile. Even if people can't cook...you won't get your home sold with a worn out kitchen.
Create an inviting place to sit and dine! Show the buyers that your dining area is a great place to sit, relax, and have a great meal.
Upgrade fixtures, knobs, and lighting. Just like a frest coat of paint, upgrading your fixtures and lighting will go a long way as well. If your house is 30 years old, chances are so are the fixtures. 30 years worth of dirty prints all over the knobs and fading colors...YUK! Big turn off to buyers. Be best to switch them out with nicer and newer materials.
Roof. Got a bad/leaky roof? Buyers may not even come in the house if the roof is poor looking from the curb. Best replace it and get a big ROI! It will be worth it!
Curb appeal. Spruce up the curb appeal of your home! Rid it of weeds, over-grown shrubs, and garbage! Make your home look inviting before potential buyers even enter.
Just doing some of these things will help sell your home at a better price and bring out the positive aspects of your home and help it to sell much faster with a great ROI!
